Your best bet is to follow the contracts as they more or less require exactly what you need to advance. Always take the biggest available one but leave one open for tight situations. Yes, tenants don't like to climb stairs but I didn't have to build elevators before floor 10 or so. Elevators have a high maintenance cost which will cut into your badly needed revenue. Each utility installation cuts into your revenue, even if it's not needed at the moment. If you have too much of an utility, try to cut down on them. In regular intervals, do check the utilities report. If a floor doesn't need specific wiring or plumbing, don't build it - you can add it later if it's needed, but at the beginning, money's just too precious. The maintenance costs will eat you alive otherwise. Only build infrastructure you really need, especially utilities. Put small restaurants on the ground floor and start building small apartments on the first floor. A few tips: - In the beginning, money is really tight, so do not overextend! Start with two floors. Completing it will take about twice as long as each of the first two. In reality, however, this scenario isn't all that difficult if you go at it with a healthy dose of patience. Since building costs rise the higher you build, construction quickly becomes pretty expensive. On top of that, the building's lot is rather small. Lake Point Tower At first glance, the Gold medal requirements certainly look daunting: - 250 tenants - 30 prestige - 10 luxury lofts All that with a starting capital of only 5000 and a pre-built structure that's hardly worth calling a building. Once you reach the point where your tower looks like mine, you should have gained enough Influence to use the Influence to Prestige skill to reach 30 influence and finish the Gold medal. I always put the cable/pipe boxes on the outer right side of the building the normal trash cans are there as well. The remaining floors are filled with 1BR appartments (normal and luxury). The left side houses four floors of shops and restaurants. I relocated most of the small offices that used to be on the left side to the right (also saves you on renovating). The right hand side houses mostly small and some medium offices. I left the basic structure intact and merely padded the sides and built to the 10th floor.
